The goal of this information is to get an accurate picture of my landlord's financial position. If the building someone is renting an apartment at goes into foreclosure, a tenant usually has very little notice to find alternate housing.
Information hilighted like this indicates that it's not available on any website, but rather requires time or money to obtain, and so it's not easily replaced if it's lost. Information highlighted like this means it affects me specifically.

- 2010-CH-44408 — RBS Citizens v. Valentino Michael G
- filed: 10/13/2010
- court date scheduled: 12/15/2010
- court documents available at Richard J. Daley Center, Room 802 (for free) includes this information:
- mortgage foreclosure on the 1509 N California property
- as of September 1, 2010, $234,915.61 was owed on the property
- This mortgage stems from a refinancing that occurred in April 15, 2005 (the property last changed owners in ~1998). In 2005 the mortgage was for $231,400.00.
- HOW can that be? How can the principle be higher now than it was five years ago? That's much worse than just being under-water.
- Oh. It's a variable-rate mortgage. But does that fully explain it? Even if the interest spiked at the end, that couldn't have made up for years of paying down the principle, could it?

- 2010-M3-001187 – Anderson Shirley v. Michael Valentino
- division: suburban municipal division (District: Rolling Meadows)
- filed: 4/7/2010
- final judgment: 6/11/2010
- ad damnum: $9233.40
- court documents available at 2121 Euclid Ave, Rolling Meadows, IL, Room 121, Civil counter (for free) includes this information:
- It's not clear if this is related to my landlord or not. However, the bit about fudging his address, as well as possibly his middle initial, fits his M.O.
- side-note: Both the plaintiff and defendent are pro-se litigants, and the court records for this case are frankly abysmal. (for starters, the complaint is almost non-existent)
- the defendant is listed as "Michael A. Valentino"
- it took them a while to figure out where to serve the summons to, with two addresses being attempted:
- 11555 W. Touhy Ave, Rosemont, IL 60018 [this is the address of United Airlines] [summons was unable to be served here]
- 1260 C Inverrary Lane, Deerfield, IL 60015 [summons was apparently successful?]
- I was interested in this case because of Mr. Valentino's 6/11/2010 motion to defend as an indigent person, hoping that this would present a more accurate picture of his financial situation.
- Unfortunately, like the rest of the case, the court records are non-existent. The only thing recorded was the judge's reason for denying the motion, stated only as "income too high".
- the core of the case: the case was handled in small-claims court; the case was categorized (via checkboxes, not custom text) as Commercial Litigation > Breach of Contract; the plaintiff asked for past-due bills of $9,233.40 to be paid; the judge ultimately awarded damages of $2812.26
